Buying Here: Emsworth

The architectural delights of a century-old school are usually lost on the kids who wander its halls each day. But grown-ups who have passed through the old doors tend to have a greater appreciation for these buildings when they're turned to a new purpose. Walnut Ridge is 12 two-bedroom condominiums in the old Emsworth Elementary School at 10 Walnut St. in Emsworth.

Built in 1880-81 and added onto in 1894 and 1914, the two-story primary school closed in the early '90s and sat empty for the next decade. Two-and-a-half years ago, it caught the eye of developer Rick Criscella, owner of Americo General Contractors of Etna. Working with Pittsburgh architect Jerry Morosco, Mr. Criscella and partner Marty Lazzaro created condos that range from $166,000 for the 1,225-square-foot Emsworth model on the first floor to $219,000 for the 1,746-square-foot, two-story Superintendent model, with a condo fee of between $157 to $212 a month.

Two units have sold since March and the others are being marketed by Coldwell Banker Real Estate's North Hills and Shadyside offices -- David Gardner and Jenn Reddinger (412-366-1600, Ext. 210 and 285) and Pat McQuiston and and Patrick DeCaprio (412-363-4000 Ext. 790 and 730). Mr. Morosco tried to "be respectful of the historic fabric of the building," reusing as many of the school's original architectural elements as possible. For instance, the stage in the auditorium was split between two lower-level condos, creating a funky, pie-shaped ledge overlooking each unit's living room. Other units have chalkboards, original cloak rooms with cubbies, reclaimed hardwood floors and original trim. The high ceilings of the old classrooms were also preserved, which means ceilings on the first floor soar 14 feet and on the second, 12 feet.

The condos' best feature is probably the original windows, some of which are 10 feet tall and 5 feet wide. Not only do they make the condos bright, they provide a fabulous view of the Ohio River and Pittsburgh skyline in the distance.

Other amenities include stainless-steel appliances, European-style cabinetry and cork flooring in the kitchen and bathrooms with white subway tile and washer/dryer hookups. Each unit also comes with a storage locker in the basement and two parking spaces. Buyers get a three-year abatement on Allegheny County taxes.

Because they're new construction, the condos have not yet been assessed. But a 1,240-square-foot unit on the main level sold in March for $170,000. In the past two years, two houses have sold on Walnut Street for prices ranging from $14,000 to $32,250 (www.realstats.net).
